Funding a purchase

Lvl 05 / 05

Why the prices are this low, and how you fund one.

Vendors accept a lower price from us because we promise them a quick, certain sale. To keep that promise the purchase has to be funded by money that moves fast, which is why a standard mortgage isn’t used at the point of buying. You don’t need it all in cash: any of these works, alone or combined.

01

Your own cash

Savings or money already set aside. The simplest route, and you can refinance later to take it back out.

02

Bridging finance

A short-term loan that completes as fast as cash. You put in a share, it covers the rest, and the mortgage repays it after.

03

Equity you already own

Release money from your home or a rental you have, and use it as your share of the purchase.

04

A mix of these

For example, equity from a home you own for your share, and bridging for the rest.

In short: the vendor gets a fast sale, you get the discount, and once you own it you can move onto an ordinary buy-to-let mortgage. Not sure which suits you? Call and we’ll talk it through, then introduce you to a specialist broker.

How the money comes back out

  1. Buy below valuewith cash, bridging or equity, because the vendor wants a quick sale.
  2. Refinance onto a mortgagelater, against the property’s full value rather than the lower price you paid.
  3. Recycle the cashreleased into your next property. You’ve left less of your own money in than a standard mortgage purchase would.

Try it on one of our properties

How the money comes back out, on a real property.

An illustration on this property’s figures, not an offer of finance. The value is our estimate of the market value (the price plus the discount shown on the property); a lender’s own valuation decides how much you can borrow, and lenders often wait several months after purchase before refinancing. Bridging, mortgage and valuation costs are extra.

Every investor’s position is different. Call us and we’ll talk you through how this would work for you.

Refinancing depends on a lender’s own valuation and criteria, which can change. Where you need funding, we can introduce you to a specialist broker. Akoya is not regulated by the FCA and doesn’t give financial advice. Test a refinance in our calculator, or read how much money you need.

    In their own words.

“Great service. I wanted to keep buying but I don’t have the time to find properties myself. That’s the whole reason — Jaime finds them, runs the numbers and my portfolio keeps growing.”

“Buying in the UK from America sounded like it would be complicated. It wasn’t — they handled the parts that would have been difficult from this distance.”
    JairoInvesting from the United States
“My first investment property, and far less stressful than buying my own home was. Everything was covered and the process was clear the whole way through. The rent comes in every month now, and I’m waiting until I can buy another.”

    Before you decide

    Lvl 11 / 05

    Your questions, answered.

It’s 300 miles away and I’ve never been.

You’re welcome to view any property in person, and plenty of buyers do. If a trip north isn’t practical, we’ll take you round on a live video walkthrough, usually within the same week.

Where’s the catch in the price?

There isn’t one, but the discount isn’t cash: it’s equity on paper, which you realise when you refinance or sell. We leave it out of every return figure on this page.

What if the tenant stops paying?

Then you have a bad year. Test exactly how bad in our buy-to-let calculator, with an empty spell, a repair and a rate rise at once, before you commit to anything.

    Who finds the tenant?

We do. Tenant placement is handled by us: some homes are already let when you buy, and where one isn’t, we find and place the tenant for you. Each property’s details say which. Tenants are credit, reference and affordability checked. We don’t offer a rent guarantee.

    What does the refurbishment include?

Boilers, electrics, damp-proofing, kitchens, bathrooms, glazing, decoration and flooring, to the Durham Decent Homes Standard, with all certificates provided.

Can I view a property first?

Yes. Come and see it in person, or we’ll take you round on a live video walkthrough, usually within the same week.

Who manages it after I buy?

Our recommended local agents charge around 8–10% plus VAT a month for tenant checks, deposit registration, rent collection, inspections and maintenance. You don’t have to use them.

    How does reserving work?

A £3,000 reservation takes the property off the market that day, and the whole amount comes off the money you pay. ID, address and proof of funds are checked within seven days. If no exchange takes place, the £3,000 is refunded.

Why is the net yield lower than the 10% I see quoted elsewhere?

Gross yield is rent against the price, and on our homes it’s usually around 10%. Net yield is what’s left after management, insurance, compliance and maintenance, as a share of everything you put in. We show the net figure because it’s the one you actually earn.

Figures are before tax and finance costs, from our own costings, and are a guide, not a guarantee. Money left in is your cash in the deal after any refinance. Net yield is yearly rent after running costs as a share of the total investment. ROCE is that same income as a share of the money left in.
