The retirement portfolio
The client
Rob had recently retired after a career as a gas engineer. He’d spent twelve months on a property course and still wasn’t sure where to start. He wanted a portfolio that would lift his retirement income, and something he could one day pass on to his children.
The plan
His consultant recommended buy, refurbish, refinance into serviced accommodation: stronger cashflow now, and long-term growth by buying higher-quality properties in strong locations across the country. Rob started with £80k, and we arranged the rest of the funding through our finance network, including investor finance and borrowing against his existing assets.
The work
We found four properties off market, all below market value, in Doncaster, Bristol, Enfield and Windsor. Nomi Atelier designed and delivered every refurbishment for serviced accommodation. Each property was placed with a reputable management company and now achieves 45% direct bookings.

“Working with Akoya has been excellent. Over the past year we’ve developed a portfolio I didn’t think was possible. I trust the guys to find me the right property at the right time, and they’ve proven me right every time.”

The family farm
The owner
Andrew owns a holiday complex in Devon: a farmhouse and seven cottages on a single site, which is also his family home. After a serious health setback, and the financial pressure that followed, he found himself in difficulty with his lender across the whole site.
The approach
We worked alongside him on every front, bringing in the right solicitors and brokers and arranging private finance to stabilise his position and give him time. Rather than a forced sale, the plan was to keep the farm, add value to it, and refinance on a stronger footing.
The work
With the site secured, Nomi Atelier is refurbishing and redesigning all eight properties, ready to reopen as holiday lets at the end of 2026. Once complete, Andrew plans to refinance against the higher value and clear his debts.

“I never gave up, but I did start to think I might not save my farm. Then Ria and Nathan came in, and I’m excited again for the future.”

The repeat partnership
The partner
A property business that buys homes quickly from owners who need a faster sale than the open market can offer. Some of those homes they develop themselves. The rest, with value still to add, they need to sell on, quickly and reliably.
The approach
Rather than list each property on the open market, they send suitable stock straight to us. We appraise every property against our investors’ plans and match it to the investor it genuinely suits, typically a buy, refurbish, refinance buyer looking for their next deal.
The work
We present each property with the full numbers and manage the sale through to completion, coordinating solicitors and timelines, so they can get on with their next purchase.
