We start with a conversation about the property, the area and the guest you're trying to attract. From that, we agree which of the ten collections will perform best - or whether a bespoke direction is the right call.

Collection Selection & Brief

Once the collection is chosen, we build the design brief - every room scoped, every key item identified, every finish noted. You sign off the brief before anything is sourced.

Floor Plan & Furniture Specification

We work to a floor plan, not a wishlist. Furniture is sized, sourced and specified to fit the space, hit the budget and deliver the look on photo and in person. Soft furnishings, art, lighting and finishing details are all spec'd at this stage.

Install & Photography

Install is end-to-end - delivery, build, dressing, styling, and final clean. Once the property is staged, professional photography is captured the same day, ready for listing.

Listing-Ready Handover

You receive a fully staged property and a complete photography set. From here, you list independently or hand over to a management partner - for full operational go-live.

A Nomi staging package covers the full journey from empty property to guest-ready: design consultation, collection selection, full floor-plan and furniture specification, sourcing of all furniture, soft furnishings, art and accessories, install and dressing, professional photography on completion, and a listing-ready handover. You unlock the property; we deliver it staged, photographed and ready to list.

A typical Nomi staging project runs 2 weeks from brief sign-off to install day, depending on property size, sourcing lead times and bespoke elements. The install itself is usually completed in 4–7 days, with photography captured the same day. For Akoya R2SA clients, staging is scheduled to fit inside the 7-day rent-free grace period we negotiate at lease start, so the property earns from day one of paid rent.

Yes - the full collection library is available via the Nomi Collections page and we walk through them on the design consultation. Each collection has a distinct palette, material language and target guest profile. We typically narrow to two or three options on the consultation, then confirm the final direction once we've seen the property.

Nomi delivers nationally across the UK. We coordinate sourcing, install and photography in any UK location. Lead times can be slightly longer for projects further from our supply hubs - we confirm timeline at the consultation stage based on your property location.

Bespoke design briefs are available alongside the ten signature collections. Bespoke is the right call where the property is unusual, where the brand identity is set already (e.g. a portfolio with consistent branding), or where you want a fully tailored look. Bespoke briefs run on a different scope and timeline - we'll talk through whether bespoke or signature collection is right for you on the consultation.
