Service Accommodation

The property is repositioned as a high margin serviced accommodation. Staging is completed by our in house design studio NOMI optimised for high nightly rates and high occupancies.





STRATEGY 02

HMO Conversion

Where the property and location support it, we project manage a full HMO conversion -- planning, licensing, works, and sourcing tenants. This typically delivers the highest monthly income per property. Best for: larger properties in high-demand rental towns and cities.


STRATEGY 03

Optimised Buy-to-Let

Where a property is already a BTL but underperforming - wrong tenants, poor management, below-market rent - we reposition it. The property is placed with a vetted investor on a long-term business lease. You receive guaranteed rent by standing order every month.



STRATEGY 04

List and Sell

Sometimes the best move is to exit a property cleanly and redeploy the capital into something that performs better. We'll tell you honestly when this is the right call - and if so, we can connect you with buyers from our investor network. Best for: properties with poor yield, high maintenance burden, or capital locked in an underperforming asset.

Individual Property Assessment

We assess each property on its own merits - location, size, current yield, planning and licensing position, market demand, and capital value. Each property is assessed against all four strategies and assigned the one that delivers the best outcome. We'll be direct: if a property should be sold, we'll say so.

Property Strategy Presented

We present you with a full portfolio plan - one strategy per property, with projected income for each, a clear rationale, and a recommended order of execution. You review it, ask every question you have, and decide whether to proceed.

Execution - Property by Property

Once you're happy with the plan, we execute. placements are handled through our investor network. HMO conversions are project managed from planning to fully tenanted. BTL repositioning is handled through new briefs and management arrangements. Sell decisions are connected to our buyer network. We run each one - you don't need to manage the process.

Yes. While this service is built around multi-property portfolios, the same thinking applies to a single property. If you have one property and want to understand whether it's in the right strategy, a portfolio review call will tell you. The process is the same - we just assess one asset rather than several.

The initial portfolio review call is free. Akoya's fees are charged per strategy executed - for R2SA placements, our sourcing fee is paid by the investor, not the landlord. For HMO conversions and BTL repositioning, fees are discussed and agreed as part of the strategy presentation before any work begins. There are no upfront charges for the assessment itself.

No. The portfolio strategy is a recommendation, not a commitment. You can proceed with all of it, part of it, or none of it. Most landlords start with one or two properties and expand the engagement once they've seen how Akoya works in practice.

We operate UK-wide. Our investor network covers most major cities and towns, and our HMO project management capability isn't geographically restricted. Location is relevant to which strategy makes sense for each property - but it's not a barrier to us taking on the work.
